Sellers and intermediaries
What types of property do you buy?
Rural estates and farms, houses and villas, apartments and residential buildings, land and building plots, commercial and industrial premises, and shares or quotas in companies whose main assets are real estate — in Portugal and Spain.
Do you buy shares in companies?
Yes. Where a property is held by a company, we typically acquire the shares or quotas of that company, subject to full legal, financial and tax due diligence.
Do you buy properties in poor condition or with legal issues?
Yes, provided the issues can be identified and quantified. We normally do not pursue assets with unresolved title disputes we cannot price, or with unquantifiable environmental or structural liabilities.
What do you need to evaluate an opportunity?
The property or company identification (registry certificate and tax record, or company certificate), the auction or process reference and dates, information on encumbrances, recent photographs and any technical reports, and your contact details.
How quickly do you respond?
We aim to reply to every enquiry within 2 business days. Where an auction deadline applies, please indicate it in your submission.
Is my information kept confidential?
Yes. We keep transactions confidential, share information only with the advisers involved in the evaluation, and process personal data in accordance with our Privacy Policy.
Estate agencies and contractors
How do you sell refurbished properties?
Through licensed estate agencies and real estate companies in Portugal and Spain. We do not list properties to the general public.
How can my agency receive your properties?
Register your agency on our Partners page. We will contact you when we have completed properties in the regions you cover.
Do you work with contractors?
Yes. We work with independent contractors and subcontractors across structural, roofing, electrical, plumbing, carpentry, stone and general refurbishment trades, under written contracts with clear scopes of work.
About the company
Who is Iberian Recovery Capital?
Iberian Recovery Capital Ltd. is a private limited company registered in England and Wales, company number 14487735, that acquires, refurbishes and resells distressed real estate in Portugal and Spain.
Why is a UK company buying in Portugal and Spain?
Many of the assets we target are held by Portuguese or Spanish companies. As a UK company, acquiring the shares of those companies is often the most efficient route for us, and each acquisition is completed in compliance with the applicable local law.
Are you an investment fund?
No. We are not an investment fund, we do not raise capital from third parties and nothing on this website is an invitation to invest. We do not provide financing to buyers.
How do you handle compliance?
We conduct know-your-customer and source-of-funds checks on our counterparties and expect the same transparency from the parties we deal with. We do not accept transactions we cannot document.
Do you have an office I can visit?
Our registered office in London is our official address for correspondence and legal notices. Our operations are carried out in Portugal and Spain, and meetings are by appointment.
